To find out what 203,569 opinions of small to medium-sized business leaders in the UK were about the best serviced office spaces in central London, we utilised AI-driven audience profiling to synthesise insights from online discussions over 12 months, ending on May 12th, 2026, to a high statistical confidence level. The resulting insights provide a clear, people-focused understanding of current sentiments on the topic.

54% of SMB leaders don’t recommend WeWork, and 5% would not recommend TOG either; however, 22% agree WeWork is worth considering, and 19% highly recommend it
Recommendations for other serviced office companies are low:
When it comes to which other serviced office space companies in Central London SMB leaders would recommend to fellow leaders and the elements that stand out, opinions are rather dire.
While 19% highly recommend WeWork for its scale, global access, and networking community, and 22% concur that it’s worth considering, a whopping 54% say they would not recommend it. This means that more SMB leaders advise against it than those who support it, and this is clearly driven by bad experiences.
The remaining 5% would not recommend TOG (The Office Group) for design quality and premium feel. They have also clearly had a negative experience.
In contrast, Work.Life is often presented positively by SMB leaders across all sectors and lives up to expectations.

Reasons for choosing serviced offices differ:
There are currently at least 2,513 serviced offices occupied by businesses within the UK. This number has increased by an average of 4.5% annually between 2020 and 2025, proving just how popular they are. Yet, the motivation for choosing these offices over traditional long-term office leases is not singular.
29% of SMB leaders agree that the main reason they choose a serviced office over a traditional lease is for the access to a ready-made community and networking opportunities with other businesses. These kinds of real-world connections are becoming increasingly valuable in remote and hybrid environments where word of mouth and peer interactions have been greatly reduced.
The second reason given is the flexibility to scale without being in a long-term contract. 20% say this is a strong reason, while 32% cite it as a minor reason. This is understandable, as flexibility allows an SMB leader to quickly scale office space without having to wait for a rental lease to expire. However, it’s clearly not as important as the opportunities that come with networking and a ready-built community.
Another advantage of an all-inclusive model is that it removes the time-consuming need for business teams to manage utilities and services themselves. 20% of our audience cited this as a strong reason for their choice, reinforcing the many benefits that this type of arrangement offers.

Searches for space start all over:
Commercial space is extremely short in supply in London, which impacts costs. During the first quarter of 2026, premium serviced office space was priced at £170 per square foot per year. With these figures in mind, 73% of SMB leaders agree that when they start looking for new serviced office space, budget and overall costs are the factors that most influence their search.
The cost of serviced office space outweighed the importance of contract terms and lease length by 60%, with only 13% of our audience saying they look at these first. Another 13% cited the reputation or brand prestige of the serviced office provider as the primary factor they consider, proving that credibility, professionalism, and the overall perception of a workspace still play an important role in shaping SMB leasing decisions.
Central London’s efficient public transport system is a huge bonus for employers and employees, as shown by the fact that just 2% of SMB leaders first look at transport links and commute convenience for their teams.
85% of SMB leaders first discover serviced office providers on social media or LinkedIn, and 15% on search engines, while no one finds them via WoM
Social media is the primary discovery channel:
Social media platforms like LinkedIn and Instagram have evolved from simple tools for keeping in touch with friends to powerful marketing tools. In 2026, LinkedIn had a whopping 49,7 million users in the United Kingdom, while Instagram had around 34.71 million.
These platforms clearly lead the way for where SMB leaders typically first discover serviced office providers when searching for workspace. 85% of our audience agrees this is where these providers come onto their radar, in comparison to the just 15% who find them via Google or other search engines.
Word of mouth has lost its allure
Once one of the most reliable and trusted sources of information, word of mouth (WoM) from peers, colleagues, or business networks doesn’t even feature as a discovery point. However, that’s not to say social media isn’t exactly that, just in digital form.
Online reviews and testimonials have become a major trust source, with 89% of UK consumers saying that ratings and reviews influence their buying decisions. This has changed the way people discover products and services, but it still relies on the same core principle.

We saw above how ratings and reviews influence buying decisions, and they also boost business growth in the UK economy. But we also saw how Google searches came in second to social media when looking for a provider, and how the majority look on social media.
However, when it comes to the channels or resources SMB leaders rely on the most when shortlisting potential serviced office providers, the script is somewhat flipped.
84% of our audience relies on third-party review sites such as Google Reviews and Trustpilot. Conversely, the remaining 16% trust peer recommendations via LinkedIn or professional communities. This indicates that while social media may drive initial discovery, independent reviews and trusted professional opinions play a far greater role as SMB leaders begin to seriously evaluate and compare serviced office providers.
Quality and range of facilities are essential for 71% of SMB leaders when evaluating serviced office space, while flexibility to scale is essential for 11%, and for 8%, it’s the responsiveness and quality of the on-site support team
Criteria for serviced office space differ:
It’s clear that premium extras have become the standard for whether a serviced office space meets a business’s unique needs. 52% agree that the quality and range of the facilities on offer is absolutely essential. This need was further reinforced by the 19% who considered these criteria quite important.
Flexibility clearly influences the criteria, too, with 11% agreeing it’s absolutely essential. 8% share the same opinion about the responsiveness and quality of the on-site support team, with another less-than-1% agreeing it’s quite important.
Finally, there are those that prioritise transparent, all-inclusive pricing with no hidden costs. 7% feel this is somewhat relevant, 1% that it’s absolutely essential, and less than 1% that it’s quite important.
A shift in priorities
The way these opinions are divided shows that there’s a growing demand for environments that support productivity, employee wellbeing, and operational efficiency. They also emphasise the importance of flexibility and reliable on-site support, showing that businesses value convenience and adaptability alongside strong workplace infrastructure.
Meanwhile, the relatively lower emphasis on pricing transparency suggests many SMB leaders are willing to prioritise overall value and employee experience over choosing the cheapest option available.
Proximity to major tube or rail stations most influence 40% of SMB leaders in their final office space evaluations, followed by 29% who prioritise safety, cleanliness and quality of the area, 20% who put restaurants and client entertaining values at the top, and 10% who want the prestige of a postcode
Final evaluation criteria vary:
Location, location, location. This is usually the most important criteria when choosing a property, and our audience agrees. But in this case, it’s the proximity to major tube or rail stations, and whether they’re within a five-minute walk, that matters. 40% of SMB leaders agree that this is the aspect that most influences their final evaluation of a central London office space.
Research from the University of Birmingham has shown that walking distance strongly influences how people use public transport, reinforcing the importance of accessible office locations for commuting employees.
The next most influential factor was safety, cleanliness and the general quality of the surrounding area, which tipped the scales for 29% who said it was absolutely essential. This was followed by 20% who cited nearby restaurants, cafes, and client-entertaining venues as the most influential factor, once again boiling down to location.
The prestige of the postcode or business district, such as the City, SoHo, or Mayfair, was a strong influence for 10%, but not as much as the other criteria, which were all considered essentials rather than nice-to-haves.
Sustainability and environmental responsibility are a nice-to-have for 44% of SMB leaders when choosing serviced office space, while it’s a top priority for 28%, and 28% are beginning to factor it in
Sustainability is not yet everyone’s priority:
With London setting an ambitious target to become a net-zero carbon city by 2030, it seems there’s still quite a way to go. Sustainability and environmental responsibility are only a top priority and a dealbreaker for 28% of SMB leaders, compared to the 44% who feel it’s a nice-to-have but does not heavily influence their decision.
Slightly more positive are the 28% who are beginning to factor in sustainability and environmental responsibility. But they still don’t have a formal policy for this in place yet.
The cost and ROI of going green
Sustainability may be slowly growing in importance for SMB leaders, but greener workspaces often come with higher costs and stronger competition for available space. Recent research found that green-certified buildings command rental premiums of around 18% compared to traditional office spaces. At the same time, these buildings experience vacancy rates roughly 26% lower than non-green workspaces, highlighting just how strong demand has become for environmentally responsible offices.
For SMBs searching for serviced office space in high-demand locations, this creates an increasingly competitive market in which businesses may need to balance sustainability ambitions with budget constraints and availability.
61% of SMB leaders have good experiences with their current serviced office provider, 13% have mixed experiences, and 27% are actively looking to move
Experiences are not all the same:
While 61% of SMB leaders describe their overall experience with their current or most recent serviced office provider as good and mostly meeting their needs, they do admit there are minor shortcomings.
But it doesn’t get much better. 13% have mixed experiences as there are notable strengths but also significant gaps. Even worse, 27% are actively looking to switch to a different provider, indicating they are unhappy and want to make a change. Clearly, not every provider is equal, and it’s best to stick with those with a high NPS score to ensure ongoing satisfaction.

Work environments and facilities have a major impact on team productivity. And for our audience, there are some services and facilities in their current workspaces that have a major impact on their team’s day-to-day productivity.
The available quality of meeting and conference rooms has had a positive influence on 44% of SMB leaders’ teams, and we saw how much store is set in these earlier on. This reinforces why.
For 29%, reliable, high-speed internet and IT infrastructure have had a huge impact, which is understandable as it facilitates smoother working conditions and encourages collaboration. Close behind are on-site reception, administrative, and support services, which have had a 27% impact on team productivity. Combined, these figures indicate that SMB leaders place significant value on core workplace infrastructure and support services that directly enable efficient, uninterrupted day-to-day operations and enhance overall team performance.
More responsive, proactive on-site management and support would improve 63% of SMB leaders’ current serviced office and make them best in class, while improved facilities, tech and building management would do this for 25%, and 11% say better community building and networking opportunities would tip the scales
Small changes make big differences:
To be considered truly best-in-class, some changes and improvements are needed within the current serviced office arrangements. For our audience, their providers need to be more responsive and proactive in their on-site management and support. For 44%, this would make a huge difference, while 19% feel it’s absolutely essential.
10% are of the opinion that improving the quality of facilities, technology, and building maintenance is an absolutely essential improvement, and 15% feel this would make a big difference. Interestingly, despite 29% of SMB leaders choosing serviced offices for the ready-made community and networking opportunities, only 6% feel it’s essential that their current providers improve in this area to be considered best-in-class, while 5% say it would make a huge difference, suggesting that while community is valued as a benefit at the point of selection, day-to-day operational performance and service quality take priority in defining overall excellence.

Because SMBs are typically smaller organisations, leaders are closely involved in the day-to-day running of their teams. As a result, 100% of our audience described their role as akin to that of an office or facilities manager, reflecting the highly hands-on nature of SMB leadership.
These individuals are responsible for keeping teams motivated and productive, supporting recruitment, and ensuring consistent service delivery. In many ways, they form the backbone of their organisations, directly influencing both operational efficiency and employee experience.
Because of this level of involvement, SMB leaders tend to prioritise environments that reduce friction, minimise administrative burden, and support smooth day-to-day operations. This reinforces the importance of serviced office environments that provide strong operational support, reliable infrastructure, and transparent, proportionate pricing that clearly reflects the value delivered by the provider.
37% of SMB leaders’ businesses are in Canary Wharf, 28% London Bridge, 23% Covent Garden, 10% SoHo, and 1% Shoreditch
Businesses are currently based across London:
For the first time since the pandemic, Canary Wharf’s serviced offices have returned to a position of profit. This central business district is also where 37% of our audience’s businesses are based. Just beyond are those at London Bridge (28%), followed by Covent Garden (23%) and Soho (10%). Shoreditch comes in right at the bottom with just 1%.
Despite the higher rental costs involved in leasing serviced office space in the above areas, Central London clearly remains the postcode of choice for many SMB leaders and their teams.

What stands out most is how consistently businesses prioritise environments that support performance and reduce operational friction. From infrastructure and support services to location and workplace quality, serviced offices are increasingly expected to function as fully integrated ecosystems rather than just rented space.
At the same time, the data shows a highly competitive and selective market, where expectations are rising and providers are under pressure to deliver consistently high standards across every touchpoint. While cost and convenience are still important, they’re now part of a broader decision-making framework that includes employee experience, adaptability, and long-term value.
Ultimately, serviced offices in Central London are no longer a one-size-fits-all solution. They have become a strategic choice for SMBs across diverse industries, each seeking a workspace that reflects how they operate today and how they plan to grow tomorrow.
